Consent
Applicant hereby consents to allow South Terrace at Auburn, through its designated agent and employees, to obtain credit information, criminal history (including a confirmation that the applicant is not listed on the FBI's "Most wanted fugitives" and "Most wanted terrorists" lists) and related information regarding the applicant for the purpose of determining wheter or not to enter into an apartment lease with the applicant. Applicant understand that, should applicant lease an apartment, South Terrace at Auburn and its agent shall have a continuing right to review applicant's credit information, rental applicaiton, payment history, occupancy history, criminal background history and related information for account review purposes and for improving application methods. Applicant understand that providing false, fraudulent or misleading information, or if any of the information provided becomes false during the lease term, is grounds for denial of residency or termination of applican't right of occupancy.
Acknowledgement
Neither the management company nor the owner has a duty to verify, and neither represents nor covenants that it will verify the accuracy of the answers provided to the foregoing questions concerning prospective residents, furthermore, the management company and owner have no duty, and expressly disclaim any obligation, to perform a criminal background check on each person that applies for occupancy in the community.
The ability of the management company or owner to run a criminal background check does not constitute a guarantee, assurance or representation that all residents have no prior criminal record or background or that management has undertaken any effort to verify the lack of a criminal record or background in its applicants.
By checking this box, applicant represent that the information provided in the applicaiton is true and correct. The applicant understand that the management company and owenr are relying on the information in this application and its accuracy as attested by the applicant. The management compny and/or owner may cancel, and expressly reserve the right to cancel, any lease if the applicant has made any misleading statements on this application.
Authorization
Applicant authorizes Brandywine Construction and Management, Inc. (“Brandywine”) to obtain any information deemed necessary to evaluate this application. This information may include, but is not limited to, credit reports, criminal history, judgments of record, rental history, verification of employment and salary, employment history, vehicle records and licensing records.
Applicant agrees that Brandywine and its employees may provide applicant’s social security number, individual taxpayer identification number, driver’s license information and date of birth to lenders, title agencies, credit reporting companies, or others as necessary for obtaining reports or information from a credit reporting agency, determining the existence of domestic liens, or for obtaining a criminal background report (for prospective tenants only). Applicant understands that Brandywine has no control over the use of any information after it is disclosed to a third party and agrees to release and hold Brandywine harmless from any and all liability for any misuse or subsequent disclosure by any third party of the information or reports disclosed by Brandywine pursuant to the terms of this authorization.

Approvals
I hereby grant Brandywine the right to process this application for the purpose of obtaining a rental lease. In compliance with the "Fair Credit Act". In connection with your application for a rental lease, an investigative consumer report may be prepared whereby information is obtained through interviews with employers, landlords, banks and financial companies. You have a right to make a written request within a reasonable period of time to receive additional information about the nature and scope of this investigation. Upon completion, Brandywine will notify you of its decision. Any false or misleading information made by applicant shall automatically reject this application or termination of any resulting lease.
Application Fee; Security Deposit and Lease
I understand that this is not a lease or offer to rent; however, an application fee of $45 shall accompany this application. Applicant understands and agrees that Brandywine will not remove a unit from the market until Brandywine receives applicant’s security deposit. That security deposit is made in consideration of removing a unit from the market and is therefore non-refundable unless this application is denied. If this application is denied, the deposit payment will be returned. If this application is approved, the deposit shall be applied to the security deposit for the above-referenced unit. In any event, the $45 application fee is non-refundable. This application shall remain the property of Brandywine.
Authorization to Release Information
By checking this box, applicant represents that the information provided in the application is true and correct. Applicant understands that Brandywine and owner are relying on the information in this application and its accuracy as attested by the applicant. Brandywine and/or owner reserve the right to cancel, any proposed lease.

inform you that in connection with your application for a rental lease, an investigative consumer report may be prepared whereby information is obtained through interviews with
employers, landlords, banks and financial companies. You have the right to make a written request within a reasonable period of time to receive additional information about the
nature and scope of this investigation. Upon completion, BCMI will notify you of its decision. Any false or misleading information made by applicant shall automatically reject this
application.
In order to hold this apartment, I am leaving a deposit of $

non-refundable application fee. I realize that the deposit will ONLY be returned
should the application be denied by BCMI. Should I cancel this application 48 hours after application has been approved, the deposit will be retained as liquidated damages. Upon approval of this application, this deposit will be utilized as security deposit.

I AUTHORIZE YOU TO FURNISH BCMI, 1521 LOCUST STREET, SUITE 400, PHILADELPHIA, PA 19102, ATTN: CREDIT WITH ANY TENANT, EMPLOYEE, FINANCIAL OR CREDIT INFORMATION THAT THEY MAY REQUEST AT THIS TIME. I WOULD APPRECIATE YOUR IMMEDIATE RESPONSE TO THIS REQUEST.
I authorized you to furnish BCMI, 1521 Locust Street, Philadelphia, PA 19102 with any Tenant, Employment, Financial or Credit information that they may request at this time. I would appreciate your immediate response to this request.
